Many homes here sit on generous lots, so a large share of the work we are asked about happens outside: decks, patios, pergolas, and exteriors that need more than another coat of paint.

Grading is corrected before a patio is poured, not after. Permit and HOA requirements vary by city and neighborhood, and because approval often takes longer than the build, we tell you what is likely to be required at the walkthrough.

Paint is usually the first thing to fail on a North Texas exterior, even when the real problem is underneath it.

Older single-story homes

North Richland Hills has many ranch-style homes from the 1960s and 1970s, and Grapevine has older houses near its historic downtown.
